How do I sell my home Fast - facing foreclosure - Help/Advice??

    How do I sell my home Fast - facing foreclosure - Help/Advice??

    I checked with a local broker but got attitude - and a ridiculous price (they said I had to price it far below market in order to get a quick sale)  what's the point in that? If I cannot pay back my loan and make up what I owe, I'm sunk anyways. 

     Any advice or resources are appreciated. I've got just a couple months (I think?!) left to make this happen, should I sell myself, advertise, find an investor?

     It seems like a person should be able to find an investor to buy their property in situations like this but so far all of the 'we buy houses' people are just scheisters looking to rip me off and pay me pennies on the dollar. No dice. 

     figured that asking on sites like this might get some ideas. Thanks.

    My advice on this is due to the idiot morgage lenders screwing up the market I would for sale by owner or owner finance. If you ask 5% down when owner financing most likley the new owners would not just walk away from the home as if they were renting. Unfourtunitly the market is forcing home owners into becoming land lords which is not that bad of an idea if you can charge a tad more then what you owe. Its not that the potiential buyers that come to view the homes arent interested its that to get approved for a home now you must have close to perfect credit and finding that is few far and in between. My husband and I sold are home by owner financing it cut all the fees and saved us time and money. We were selective and picky about whom we choose but, its been over 3yrs and there has been no problems.

    Also if you were to think about renting ask for a decent deposit and get yourself off the chopping block for forcloser. Not only will your home under sale for the loan amount but, the bank will slap on an extra 20-50% more for fees!
